Purva Trivante 30 x 40 Plots

The 30 x 40 is the most compact of the three regular plot sizes at Purva Trivante - 9 x 12 m, or 108 sq m, about 1,163 sq ft. There are 99 of them, which makes it the second most common regular size after the 30 x 50.

It suits a buyer who wants a registered plot in the layout at a compact size, for an independent home planned around a smaller footprint. The last listed starting price of ₹1.32 Cr was not tied to any size, so do not assume it buys a 30 x 40; ask for the price of the specific plot when the list is issued. If you want something close to this size, 18 odd-sized plots are smaller than a 30 x 40 and 33 fall between the 30 x 40 and the 30 x 50.

Purva Trivante 30 x 50 Plots

The 30 x 50 is the plot Purva Trivante is built around - 155 plots of 9 x 15 m, or 135 sq m, about 1,453 sq ft, the most common regular size in the layout.

Line up all 509 plots by area and the one in the middle - the median - is about 1,453 sq ft, the size of a 30 x 50, which is why it is the layout's typical plot. The average plot is a little larger, about 1,542 sq ft, pulled up by the 40 x 60s and the larger odd-sized plots.

The 30 x 50 keeps the same 9 m width as the 30 x 40 on a deeper 15 m plot, so the extra area goes into depth. Depending on how your architect plans the setbacks, that depth can become a rear garden, a larger floor plate or parking at the front.

Purva Trivante 40 x 60 Plots

The 40 x 60 is the largest regular plot at Purva Trivante and the rarest, with 13 plots of 12 x 18 m, or 216 sq m, about 2,325 sq ft.

Its 12 m frontage is wider than the 9 m of the two smaller regular sizes, which gives an architect more room to plan a broad home with space on either side. With 13 in a layout of 509, it is the size to ask about first if it is the one you want. If none is in the next release, the 15 odd-sized plots of 2,325 sq ft or more are the alternatives at this scale, and 46 plots across the layout are 2,000 sq ft or more.

Nearly half of Purva Trivante is odd-sized plots - 242 of the 509 - and they give the layout its widest choice, from about 713 to 3,399 sq ft (66.24 to 315.73 sq m).

Most odd-sized plots, 176 of them, sit between the 30 x 50 and the 40 x 60, so the odd plots hold most of the layout's mid-sized to large choice. Across the whole layout, 46 plots are 2,000 sq ft or more and 3 are 3,000 sq ft or more, the largest at about 3,399 sq ft.

Because each odd plot has its own shape and frontage, area alone does not tell you how it will build. Ask for the dimensioned drawing of any odd plot you shortlist, check its frontage and the road it faces, and have an architect test what fits within the setbacks.

Why a Purva Trivante 30 x 40 Is 1,163 sq ft

Purva Trivante is laid out in metres, which is why its plots read a little smaller in square feet than their trade names suggest. "30 x 40", "30 x 50" and "40 x 60" are the trade names; the registered plots are metric, so a "30 x 40" is about 1,163 sq ft, not 1,200.

Nine metres is a little under 30 ft and 12 m a little under 40 ft, so each regular plot is slightly smaller than its name read in feet. The difference is small on the ground, but it matters on paper.

  • Check that your allotment letter and agreement for sale state the plot number with its registered dimensions and area, and that the area on your cost sheet matches.
  • If any charge is quoted per unit of area, check which area it is applied to.
  • When you compare with a layout sold in feet, compare the registered areas, not the trade names.

Building on a Purva Trivante Plot

A plot at Purva Trivante is where your own home begins, and the order of events decides when you can start building. First the layout's development works are completed and the authority releases the sites; then your sale deed is registered and your khata opened; only after that is a building plan for your plot approved. Until the release, what you hold is an allotment letter and a registered agreement for sale, and the overview explains the approval behind this sequence.

The layout's proposed completion date is 30 June 2028. Each plot is planned with its own underground water line, LT power cabling and telecom ducting, served by an underground sewer network; the full services network is on the master plan page.

Before you commit to a plot, work through these steps.

  • Engage an architect early to test the plot against the setbacks and other building rules that will apply when your plan is approved.
  • Treat any floor count or built-up area quoted to you as unconfirmed until your building plan is approved.

When can I register my sale deed and get a khata for a Purva Trivante plot?

Your sale deed is registered and your plot's khata is opened after the release of sites, once the layout's development works are complete and the authority releases them. The provisional layout approval restricts transfers and khatas until then, so in the meantime you hold an allotment letter and a registered agreement for sale. Building plans for individual plots are approved only after the sites are released and khatas issued.

What is the price of a plot in Purva Trivante?

Puravankara's most recent listing, in March 2026, showed plots from ₹1.32 Cr onwards, without saying which plot size that price applies to. A fresh price list is awaited with the next sales release. Stamp duty and registration add about 7.6%, roughly ₹10 lakh on ₹1.32 Cr, so compare full cost sheets rather than headline prices.

Can I get a loan for a plot in Purva Trivante?

Lenders offer plot loans, and composite loans that cover the plot and the construction of your home, though they usually lend a smaller share of value on a plot than on a finished home, plot loans usually run for shorter terms than home loans, and some require construction to start within a set period. As an illustration, a loan of ₹99 lakh, 75% of the last listed ₹1.32 Cr, at an indicative 9.0% over 15 years works out to about ₹1,00,400 a month. Confirm the project's lender tie-ups with Puravankara before you apply.

Can I book a plot in Purva Trivante now?

Not yet. As at 24 September 2026, Puravankara lists the layout, under its registered name Purva Kensho Hills, as not yet open for sale, and the next sales release and price list are awaited. Can I buy a resale plot or allotment in Purva Trivante?

An allotment can be transferred only with Puravankara's written permission, and the draft terms set a transfer fee of 2% of the price or the transfer value, whichever is higher, plus taxes, with no fee for transfers within the family. Until the sites are released, a seller holds an allotment letter and a registered agreement for sale, not a sale deed or khata. Confirm with Puravankara that the seller's allotment is valid and current before paying anything.
